How Do You Clean an Air Conditioning Unit?

Ever switched on your aircon and thought, “Why does it smell weird?” Or, “Why isn’t this thing cooling like it used to?”

You’re not imagining it. Your unit probably just needs a clean.

Most people don’t realise that a bit of regular TLC can go a long way with their air conditioning system. A dirty unit has to work harder, uses more power, and can even blow dust or mould around your home. This is not ideal, especially if someone in your house has allergies.

At Chilko AIR, we often get asked, “Can I clean it myself, or should I just book someone in?” The good news? There’s a lot you can safely do yourself—without needing fancy tools or taking the whole thing apart. But there are also things you need to entrust  to professionals.

In this guide, you’ll learn how to clean your aircon properly, how often to do it, and when it’s time to call in the pros.

Why cleaning your aircon is important

Your aircon isn’t just cooling the air. It’s constantly pulling in dust, pollen, and moisture from your home environment. Over time, all that builds up inside the unit: on the filters, the coils, and the vents. When that happens, a few not-so-great things start to occur.

It doesn’t cool as well

A clogged filter or dusty coil makes it harder for your aircon to do its job. Airflow drops, efficiency drops, and suddenly it’s running longer to hit the same temperature.

Your power bills climb

When your unit has to work harder, it uses more energy. A dirty system can easily cost you more each month.

It can blow unpleasant smells (and allergens)

If there’s a musty smell, it could be mould or bacteria inside the unit. That’s a big problem if you’ve got allergies or asthma in the house.

It shortens the life of your unit

Extra strain on the system wears it out faster. Regular cleaning helps your unit last longer and perform better.

What you can clean yourself and what you shouldn’t

Before you grab a screwdriver or hose, know this: there are parts you can clean safely, and parts best left to a licensed technician.

You can clean:

  • Filters – These pop out easily and can be rinsed with water.

  • Outer casing and vents – Wipe with a cloth or vacuum to remove dust.

  • Outdoor unit (condenser) – Remove leaves, cobwebs, and debris carefully.

  • Coils (optional) – You can gently brush or spray them with coil cleaner if they’re accessible.

Leave these to the experts:

  • Deep internal cleaning – Including fan barrels and drainage systems.

  • Anything electrical – Don’t open sealed panels or touch wires.

  • Refrigerant checks or gas top-ups – Legally, only licensed professionals can do this in Australia.

Again, if you’re unsure of what you’re doing, it’s better to let the professionals handle everything rather than risk damaging a thousand dollar system.

Step-by-step: How to clean a split system aircon

Chilko Air technicians performing outdoor cleaning and maintenance on a wall-mounted air conditioning unit to enhance system performance.

Cleaning your split system might sound technical, but it’s actually quite straightforward if you follow these steps carefully. You don’t need any special equipment—just a bit of time, some basic tools, and a gentle approach.

What you’ll need:

  • Soft cloth or microfibre towel

  • Vacuum cleaner with a soft brush head

  • Mild detergent or warm soapy water

  • Bucket or spray bottle

  • Soft brush (paintbrush or toothbrush works well)

  • Coil cleaner spray (optional, available from hardware stores)

  • Dry towel or drop sheet (to catch drips)

Step 1: Turn off the power

Switch off the unit from the power outlet or circuit breaker. Some systems may be hardwired, so make sure it’s completely shut off. Safety first—you don’t want the fan kicking in while your hands are inside the unit.

Step 2: Open the indoor unit cover

Lift the front panel of the indoor wall-mounted unit. Most systems hinge open easily from the top. You may need to press a latch or tab, depending on the model. Use a dry towel or sheet underneath to protect your walls or flooring from dust and moisture.

Step 3: Remove and wash the filters

You’ll see one or two mesh filters sitting just behind the cover. Slide them out gently. These filters catch most of the dust and debris, so they’ll usually be the dirtiest part.

How to clean them:

  • Shake off loose dust into a bin outside.

  • Rinse the filters under lukewarm water.

  • For stubborn grime, gently scrub with a soft brush and a small amount of dishwashing liquid.

  • Avoid using hot water. It may warp the plastic mesh.

  • Let them air dry completely in a shaded area before reinserting. Don’t use heat or direct sunlight.

Tip:
If your model has additional odour or anti-allergen filters, check the manual. Some of these aren’t washable and may need replacing instead.

Step 4: Clean the plastic casing and air outlet fins

Use a soft cloth dampened with water (or diluted detergent) to wipe down:

  • The inside and outside of the front panel

  • The vents and air deflectors

  • Any exposed plastic areas where dust has collected

Use a dry cloth to finish, ensuring no moisture drips into the internal parts.

Step 5: Clean around the outdoor unit (condenser)

Your outdoor unit also plays a huge role in cooling performance. Here’s how to give it a quick clean:

  • Turn off the power at the switchboard.

  • Remove any leaves, dirt, or spider webs from around the unit.

  • Check that the fins aren’t blocked or squashed—gently straighten with a butter knife or fin comb if needed.

  • Lightly spray the outer grille with a hose to remove built-up dust. Keep the water pressure low and never spray into the fan or electrical components.

  • Let it dry naturally before turning it back on.

Important:
Don’t open the casing or touch internal components—this part of the system should only be accessed by a licensed technician.

Step 6: Reassemble and test the system

Once everything is clean and completely dry:

  • Reinsert the filters.

  • Close the front cover securely.

  • Restore power at the wall or breaker.

  • Turn the unit on and test it. It should start smoothly with better airflow and no odd smells.

How often should you clean your aircon?

Every month during heavy use
Especially in summer, clean the filters monthly.

Every 3–6 months in milder weather
Still worth checking for dust and debris.

Once a year for a deeper clean
Wipe vents, check coils, and clean around the outdoor unit.
